We stayed one night, on our way back home. Old home converted to B&B. The location is right next to the downtown historic district of Marble Falls. The front door is not the actual entry door despite the fact that there is a Ring doorbell there and no sign that we saw directing us to the side of the house. We rang the bell but it was 10 minutes or more before the innkeeper came to the door. We arrived late afternoon on a Friday, and many of the shops downtown were closing or already closed. That really limited what there was to do. The innkeeper left shortly after checking us in and giving us a brief orientation to the house. We did not realize she would not be back. Not a big deal, we just thought it odd. We could not get the TV to work - power came on but said there was no internet connection. We mentioned it the next morning and were told we needed to push a specific button - that information should be provided in the room - if it was, it was not in an obvious location with other information and I tried pressing different buttons on the remote and nothing was successful. There was a phone number to call if we needed something, but we chose not to call since by that time it was getting late. There was apparently a hot tub, but we did not have swimsuits with us, so did not go out on to the porch where it was located. Being at the front of the house and with several large windows in the room, we could hear construction sounds from the building next door until late and because the house is on Main Street, there were a lot of lights outside that illuminated the room overnight included a wooden wagon with lights wrapped on it just outside the windows (2" blinds cover each window but curtains are lace do not provide any coverage). If that is an issue - you'll want a sleeping mask. Our room was nice - the Queen Elizabeth, I believe. Bed was very comfortable. Bathroom was good sized. Shower looked to be recently redone - was probably previously a bathtub/shower combo, but now just a shower. I did find several long black hairs in the bathroom shower floor and on one of the towels, from a previous guest. Linens nice quality. Breakfast was good.

I reallllllllly wanted to give this a better rating, because I had heard and read great things. Let me preface by saying, the facility is very cute. We booked the King Alexander room, but were changed last minute to the Queen Elizabeth. We are on the tail end of a getaway weekend, so we wanted to rest and relax on our last night, before we go home. Pros - We were the only ones there, so it was nice and quiet. The beds were very comfortable. Cons - We were the only ones there, and had no one to help answer questions about the town, or help us when we couldn't get our TV to work (football games). We brought a sound machine, but had we not... you would be able to hear EVERYTHING in that house. Also, there was quite a bit of lights from the front of the house (outside) that flood the room at night. It was very bright. My biggest frustration came with the service. Usually they serve breakfast, but because the owner (I think?) was injured we got vouchers to the Bluebonnet cafe... sounds great ... except it's closed until January 2nd. We rely on yelp for quite a bit, but it would have been nice to have a human around to give recommendations of another local place to eat. It just wasn't a very traditional B&B experience. Everyone who left reviews said how awesome the food was ... and we left with empty stomachs. What a bummer! We ended up just packing up and heading back home. I certainly feel like I overpaid for what I got out of this experience. All in all... we were able to relax on our last night, and the B&B was very clean and cute. But I think next time we will just stay in Fredericksburg another evening

This is a beautiful B&B off the beaten path close to the heart of Marble Falls! All the important necessities and right near the night Life of Marble Falls! Very clean and attentive staff. Will definitely come back!

I happened upon this B&B for a last minute trip and am happy beyond expectations with my choice. It's in a sleepy little town in Texas Hill Country, next lake marble falls, with sumptuous decor. Eva and Sissy make you feel at home. The breakfast is fantastic and filling enough for many wine tastings all afternoon long. The bedrooms are decorated in an old fashioned classy style and are super comfortable. I was really impressed. I would definitely stay here again.
