Unfortunatelly, Sally's claims are not valid.
Regarding pool and gym: It is true, pool and gym are not directly in the building, but on the opposite site of the promenade, about a distance of 100 meters. As info on my listing it is marked as shared. (shared means NOT private). But in the Tripadvisor listing you can only mark or not mark a facility, and you can not append any detailed description or explantion, as You can do at Airbnb or Wimdu or all other sites.
So the only information is, if it is public or shared, but you can not inform, if it free or paid, aso.
Regarding air condition: The property really does not has a conventional airconditionig system,
(= obsolate and unhealthy system, causing rheumatig or lung diseases), but it is equiped with a modern water cooling and heating (hydronic radiant) system. Cold water (or in the winter hot water) circulates through the ceiling and walls, pls. read under https://en.wikipedia.org/wiki/Radiant_heating_and_cooling_system#Hydronic_radiant_systems.
I explained to Sally detailed, how to switch cooling on and how to use it. I told her too, not to hesitate to bother me, if she had any question or problem. She called only at the first evening, her problem was, she could not open the door, after that she did not reported any other issue, she did not give us a chance to solve a problem, if she had one. Sally, why didn't You called us, to come and help You?
While it is true this cooling-heating system, what is more recent, more effective, more healthy and silent as a conservative a/c system is marked in the property facilities as „Air conditioning”, but as a radiant heating and cooling system refer to temperature-controlled surfaces that exchange heat with their surrounding environment through convection and radiation, it is an instrument for air-conditioning.

By the way, the last days was really dog days heat. I called our recent guest, he told, there was absolutely no problem with the cooling.
During our five years presence on Tripadvisor and co., with more than 80 positive (five stars) reviews (https://www.airbnb.com/rooms/173971?locale=en#host-profile), rewarded as a „Super host”, I find Sally's claim as inequitable and false.

Dear Sally,
while cleaning up before the next guest has checked in, we discovered, that the handle of a window-shadow was destroyed. As we thought, it was a minor damage, not to report to Tripadvisor, so You have got Your damage deposit full back. The repair will cost about 60 GBP.
