The half term stay was all we could have wished for. We were met at the flat and shown how everything worked.Everything was provided for our needs and the flat was immaculate. We were the first visitors to arrive after the flat had been refurbished so it certainly exceeded our expectations.
We appreciated the welcome pack of beverages and biscuits until we visited the supermarket which was a handy five minutes walk.
Even though the flat is in the heart of the town we found it pretty quiet,the two bedrooms are at the back of the flat so they were very quiet.
Perfect location only a short walk to all the mayor attractions and shops.
Would not hesitate to book again- brilliant week.

Fantastic accomodation
Took the family up to Edinburgh for a couple of days. Apart from rain , had a brilliant time. Congratulated ourselves on our choice of accommodation. Flat was a stones throw from Royal Mile, close to all the tourist attractions.
Turned out to be convenient for everything. Management were waiting to meet and greet and all that side of it went smoothly.
Flat was well decorated and had recently been refreshed. Son slept on sofa bed and said he had a good sleep. Indeed we all slept well and beds were very comfy.
Nice to get tea, coffee etc provided and appreciated the shampoo etc in bathroom.
All in All a fab little flat!

Excellent apartment in centre of Edinburgh
Stayed here for 4 nights at October half term. Booking process was easy and staff at booking agent were both prompt and courteous in answering queries.
The apartment is well appointed and comfortable. It is in a fantastic location, just off the Royal Mile. Yes, it can be a bit noisy at the front but there was very little noise in the bedrooms at the back.
The meet and greet worked well and Dave showed us round the property on arrival and gave us some useful tips to get the best out of our visit. Dave was also brilliant in twice responding to the only problem we had, which was loss of internet a couple of times. Looks like a failing router that they will now replace but he quickly got it working again both times we had a problem.
All in all, an excellent apartment at a very reasonable price with top class customer service thrown in.
Highly recommended and I am tempted to return at some point.

Excelente ubicación.limpio y cómodo.
El piso está perfecto de ubicación, en el centro junto a la Royal Mille. Es un bajo/sótano pero con mucha luz y no agobia. Las fotos favorecen mucho y no es tan grande como parece, pero es muy amplio y cómodo. Las camas cómodas y la cocina tiene de todo aunque no usamos nada.El baño limpio y con toallas y jabones.El dueño simpático aunque si llegas después de las 7 de la tarde te cobran 15€ de recargo. Detalle feo cuando además no hay tanto vuelo directo que llegue antes.Si llevas coche La calle tiene una acera para residentes y otra donde se puede aparcar con ticket y siempre hay sitio aunque muy caro 3 libras la hora. Aunque hay un parking público por 16 libras el día a 400 metros.El precio de la casa muy razonable para la ubicación y plazas.Repetiría sin duda.

Phoned the agent as I arrived and representative arrived promptly with the keys and explained refuse, check out etc.
Fantastic location right by the Royal Mile but in a side street so not so busy. The flat is down a level so the front windows are below street level but back drops away resulting in the back (bedrooms) being on the first floor.
Property was clean. Plenty of towels. Beds comfortable. Didn't cook as pleanty of places to eat out. Undercounted fridge, washing machine, hob, oven and microwave. Poor reception on TV.
Very close to Waverley main line train station and easy public transport to airport near by. I drove and left my car in a relatives house as no parking with this flat. Everything is in walking distance.
One bedroom window and kitchen window didn't open and the lavatory seat was coming loose. Saying that, I would definitely stay here again.
Note: flat 2 is not the one in tripadvisor photograph. That is flat 1. I thought I was booking flat 1 but it didn't matter as they are opposite each other on the same floor.

Great location, all you need, comfortable beds, bit noisy sometimes.
This little flat JUST off the Royal Mile is so conveniently located that you have to sacrifice something, and that is a little peace and quiet. The bedrooms are at the back and unless you are a light sleeper or one who finds it difficult to get to sleep you should be ok. There are double glazed windows to help. You have all the things you need to eat in if that is what you want. Lots of towels, comfortable beds (one Queen, one double) LR is a bit dim in the evening, could use another lamp if reading is what you want to do, but you can figure it out. Tons of natural light during the day everywhere. Very clean and the gentleman who showed us around was very amiable.

Brilliant location and well presented apartment
Perfect location for visiting the fringe, most venues are within a 10min walk and there are many excellent restaurants and bars in the area. In fact you step out of the front door and are in the centre of things immediately, with the Tron Square street entertainers practically on the doorstep!
The apartment is comfortable and well decorated, with ample kitchenware and crockery etc. It was a perfect base, the Fringe can be very tiring and to be able to pop back for coffee and a rest at intervals was a boon.
The beds were excellent (Premier Inn standard!) with lovely bedding. The bedrooms were located at the back of the property and incredibly quiet, a real bonus when you are in the centre during the Festival.

Location, location, location.
We have visited and stayed in Edinburgh 4 times and this was the best location. Just years off the Royal mile you couldn't't get closer.
Flat very clean and cosy and no problems with any noise.
If you wanted a flat in close proximity of the main attractions you would struggle to find better.
We would happily book the flat again when we visit.
Recommended.

Our own little home in the centre of Edinburgh !
Just returned from a trip to Edinburgh with my two 20-something sons and can honestly say that the apartment added an extra element to the occasion. The property is centrally located with all the major highlights within a stones throw. Also close to a variety of local supermarkets if you wish to prepare a meal "at home". We were met by Dave who gave us a friendly welcome and supplied us with all the information we needed. The apartment is fully equipped and very comfortable. Hope to return in the not too distant future.
