This flat is definitely not what we expected. When looking at the amenities before we booked it looks like this flat has everything you need to make your stay in rome comfortable However once we had arrived in rome and we were in the taxi to the apartment Armando sent a voice message informing us that if we wanted to use the air conditioner we would have to pay an extra 70 euros. then when we arrived at the flat we discovered that there were no ceiling fans. no microwave. no toaster. no cable tv. and no safe. all of these items are listed as part of the amenities and had an influence on our choice of booking. Very dissapointed.

Don't waste your time going through all these reviews, just book Armando's flat. It's a bus ride or walk from everywhere, and is clean, safe, so comfy and quiet. You will not find a better host than Armando. We three princesses stayed here happily, and there was not a complaint among us. High five Rome, High ten Armando and your awesome apartment. "Allora"

This is an ideal flat for first-time and experienced travellers to Rome alike. Ideal "untouristy" location, comfortable amenities and - above all - outstanding hospitality! We were three women on our first trip to Europe and stayed here for the first leg of our trip. Not only was the location optimal (fantastic neighbourhood and easy transit access to anywhere you'd want to see), but the apartment comfortable slept all three of us, and the kitchen was a delight to cook all the food we purchased from the local market in. Armando was a consummate host, providing us with thoughtful advice, and even showing us around a few areas we hadn't initially included on our itinerary. We cannot wait to come back, and will make a point of securing Armando's flat when we next travel to Rome!

I visited Italy and Spain with my daughter and a girlfriend, and we decided to start and end our trip in Rome. As arranged by Armando, we were met at the airport by a great driver and delivered to Armando's apartment. We were met by the housekeeper, who, although she doesn't speak English, communicated with just fine. Spoiler alert....there are stairs!! But there's also a lift, so if you'd like, you can put your luggage in the lift and meet it up there. We didn't do that once, but in other reviews, the stairs seem to be an issue. Great exercise for all the walking that lay ahead of us!! The apartment building is very safe and quiet. There are big open windows for lots of fresh air. Loved the space! Perfect layout! Lots of room, and didn't lack anything. The bathroom is nice and roomy, which we discovered, is a luxury. There is a small market and bakery just across the street, and numerous cafes etc. We didn't take the Metro anywhere, as we wanted to be above ground to see everything, but the bus route is really easy from the neighbourhood. We did more walking than anything else, and we felt absolutely safe in this area, even late at night. The Vatican is within walking distance, and there is a huge indoor market in that area as well. It's close enough that it's not a problem to carry everything back to the apartment from there. There are tons of shops along the street to buy wine and whatever else you need. Armando was most helpful with getting us settled in and getting our bearings. We looked at maps together, and with his recommendations, saw a few things that weren't on our "to do" list, but are unforgettable. Unfortunately, we didn't book this apartment before we left Canada for our return to Rome at the end of the trip and it was already booked for those dates. When I go back to Rome, I will plan my vacation dates around the availability of this apartment. It truly felt like we lived there.

The Vatican Flat on Via Premuda in Rome was a fair experience. The flat owner, Armando, arranged a transfer for us as we requested via NCC Limousines (Mercedes E-class sedan) with driver and signage waiting at arrival area. I had initially wanted to rent a car so I could drive through Italy but Armando insisted that trains were the way to go. His ad on Trip Advisor said parking was included. We did not see parking facilities in his building, but there was a small crowded pay parking garage down the street. I am not sure if this is what the TripAdvisor site refers to. The building is old but well-maintained with a charming vintage elevator that accommodates 3 persons or 3 large suitcases, but not both. His apartment is on the third floor and is decent enough with high ceilings. The unit is divided into 4 areas arranged in a straight row: living/dining room with a service window into a small kitchenette (2nd area), bath/toilet/bidet, bedroom with a hanging loft bed accessed by a narrow wall stairs without a banister that can be dangerous for kids or older folks. The kitchen was adequately equipped but one gas burner was not working, and the freezer was not working either. On the day of our arrival, I noticed that the apartment felt warm and stuffy. I called Armando on the phone but he said that he had not been able to locate the remote control of the AC located high up on the bedroom wall. Furthermore, we were charged an extra €10 for having exceeded our wifi quota (after 2 days? --- we're a middle-aged couple that only checks emails and the weather!). The apartment's windows open out into a courtyard bordered by the back sides of 3 other apartment buildings so the view is mostly kitchens and hanging laundry. On Sunday morning at 7am, there already was activity in the courtyard ground floor of men moving equipment. The apartment has its advantages, though: 10-min walk to the Vatican; quiet, safe neighborhood; grocery and some restaurants within a few blocks. Armando also returned our deposit within the time frame stated. The apartment itself is a fair deal but I think Armando has to clarify the parking feature mentioned on his site. He also has to deal with details like his freezer and the AC remote.

Ideally located apartment in a lovely quiet apartment block. 10 minutes walk to Vatican and metro. The apartment is large with all modern comforts. The local area has an excellent bakery and supermarket, there's also some excellent local restaurants. Could not speak more highly of our stay.

We stayed there for 5days in August and had a great time. Armando went above and beyond with the information he provided for resturant sand services around the area. It is about a ten minute walk to the metro which will take you to all the tourist hot spots and is walking distance to the Vatican. The neighbourhood is quiet abd all amenities are very close by. I would definitely stay there again and recommend to others.

I would first off like to thank Armando for the family like hospitality. Not only did he go above and beyond his duties, he exceeded our expectations. Dont be fooled, this unit if a 1Br apartment about 15min walk to the Vatican, and several metro and bus stations. We walked everywhere, colosseum, St peters, etc. he arranged for us to get picked from and to the airport, with no issues. And after a long day of sites. Its nice to hope in the jacuzzi which fit 2 adults with no prob. Wifi was great as well as the full kitchen and washing machine.. I will definitely stay here next summer and you would be a fool not to! and to add the AC in the bedroom blows super cold! Room was exactly as the pictures where and there was no hidden fee's or anything like that.. Armando you treated me like a brother and im forever grateful for you letting me rent such a great place! Your the man!

I cannot really add anything more than what everyone else has said (discounting the negative) about Armando and his property! The location is great, the flat itself is spacious, clean, comfortable and well appointed. It is a value. It was very easy to use both subway and bus to get to and from the apartment. Armando is a true gentleman and a wonderful host. His communication before, during and after our stay was outstanding. I can't recommend Armando and his flat enough. Read all the reviews and judge for yourself. Thank you for a wonderful stay and a truly "Italian" experience, Armando!

Apartment had good location for Vatican and was 10 min walk from public transportation. Place was clean though not ready on time for our arranged arrival. Person who greeted us spoke Spanish and Italian only. Luckily 2 of us spoke Spanish in addition to English so that worked out fine. Toilet had some minor issues as well. Space was homey and kitchen fully stocked with appliances and utensils/dishes. Loft bed was relatively comfortable. Overall good for price and convenient with nothing too spectacular about it.
