Great house in convenient neighborhood
This rental villa is just what you need to relax. The house came with almost all the essentials and whatever you need can be purchased at one of the many stores and groceries near by.

Lovely villa, shame about the beds
My family and I stayed for a week at the end of February and generally had a lovely time. The villa itself was nice, spacious and clean. We made use of the pool without heating and while it was chilly it wasn’t too cold for us to use. The location is possibly too far from the parks for some but we found the peace and quiet worth the extra bit of driving needed to go places. Our main issue was with the state of the mattresses on the king and queen beds, both of which were apparently quite old, broken down and saggy. The first time I lay on the king bed it felt as though my feet were higher up than my head (see first photo). My partner was completely unable to lie on it (or the queen bed) without dreadful back pain so he ended up having to sleep in a single bed in one of the twin rooms for the whole of our stay, which was hardly ideal. Another minor issue was with the safe provided. You are encouraged in the info provided to make use of it, however you need to contact the management company to find out how, but they’re only available on weekdays and we arrived on Saturday. This became irrelevant as we discovered that it wasn’t fixed down to anything! So while your valuables and documents would be secure inside the whole safe could easily be carried off. Finally while there is a well equipped kitchen and laundry there are no cooking or laundering supplies provided. Not a problem if we had known in advance so as to provide our own but we ended up having to buy items and then leave them as we couldn’t sensibly pack them to bring home. If not for the state of the beds this would have been a five star review.

Disney Vacation
Everything was great. The only thing is they need to upgrade all the appliances and better Wi-Fi. While we were there they had to replace the washer because it was leaking. Check out should be at least by 12 noon. Lastly the only thing I didn’t like was the day of check out the management company was already outside the home waiting for us to leave. While we were still in the house sleeping the guy was cleaning the backyard. That was very rude and disrespectful. Than he was telling us your check out is at 10am. Mind you it was only 9:00am. We forgot some things because he was just standing there staring at us while we were getting ready. You should also have discount tickets to the parks for the guests who are renting. Just a suggestion. Overall had a good time.

Great swimming pool but the villa really needs a lot of tlc. Quite shabby. WiFi is very bad. Beds are uncomfortable too.

Fantastic
We loved staying here! It was great after a busy day to come back to the villa & relax by the pool. We found the villa clean, comfortable & everything we needed. It was easy to get to from the airport, parks & only minutes from lovely restaurants. We would definitely recommend to others.

Great location
Very convenient to Disney and other attractions. Pool is nice. Heat was turned on as agreed upon. The house is just the right size to accommodate a family of eight.

Extremely disappointing
I vacation in Orlando every year for a couple weeks with my family. This was the first year we opted to stay at a house verses the timeshares we've always stayed. Upon arrival everything seemed very nice and welcoming. I went to take a shower and the shower head was broken and the door handle to the shower was broke. The sliding door leading to the pool was broke and didn't close properly. Maintenance came out and addressed all the issues but stated the door was an ongoing issue that the owner was aware of but chose to ignore. He claimed the door was okay and left. Later that evening we went to go in the pool and the door jumped off the hinges and refused to close. We called the maintenance company and left multiple messages. They never returned the call and left us to deal with the situation ourselves, at 9pm. It took my husband over two hours to try and fix the door to the point it was secure so we could go to bed. I notified the owner of the situation and contacted the management company and they sent someone out. The maintenance worker stated considering the door was secure there was nothing more he could do to fix it, considering he had weekends off. Really??? I contacted the owner again and he was quite rude and indignant at that point. I sent him a final email to make him aware that I planned on fully expressing my issues with the property, including the 3 red roaches we killed in the hall bath. I took photos of the bugs to ensure the owner didn't argue the point. There were two cans of raid under the kitchen cabinet which I used to thoroughly spray down the house. We arrived on a Friday and the door remained inoperable the entire week we were there. I understand a rental has issues but what I don't understand is the lack of disregard or consideration when the problems arise. If my husband hadn't been unable to close the door that evening we would have had to stay awake to make sure no animals or trespassers came in. I'm still extremely upset about that and find the whole situation outrageous. What's the point of having an after hours emergency number if nobody responds?

I would respond to this review as follows: The patio door, which had obviously been pulled off its rollers, was not an 'ongoing issue' and had never been raised by anyone previously. The renter simply managed to relocate the door before the maintenance team arrived. The statement that this was an issue "the owner was aware of but chose to ignore" is purely and simply not true.The renter emailed and said "by the way genius, I told you my husband had secured the door so why did you bother to send someone out" The answer is quite simply that I reserve the right to have MY property checked for damage and security whenever I feel it necessary. The renters main issue, which she completely fails to mention was in relation to pool heating. This had not been booked or requested prior to arrival, although it is shown as an optional item in the Tripadvisor booking form and referred to in the Villa Factsheet. She had simply not bothered to read the Facsheet which was emailed to her 4 weeks prior to the arrival date, because she contacted me less than 24 hours before arrival asking how to get in to the property. I immediately responded to advise that Factsheet with all the information had been forwarded 4 weeks previously - which she then acknowledged she had received. After her arrival she then claimed that she had not been offered pool heat as an option and that the only information received had been directions to the property. This is again untrue as the Factsheet is the only document which provides the access and alarm codes for entering the property - she MUST have received it as she was in the house! As a gesture of goodwill I offered to arrange for the pool heat to be switched on and, as this was after arrival and to allow for the fact that it was a weekend, I would discount the cost by over 50% of the standard rate. She responded by saying this was "totally outrageous" and "don't act like your (sic) doing me a favor buddy by having the heating switched on" - which clearly I was ( you cannot please some people). I was neither rude nor indignant but simply stated that if she did not like my offer I was more than happy to withdraw it. She responded by stating that she would ensure that she would post a bad review on Tripadvisor, which she now has. I do not succumb to blackmail, insults and threats and will simply leave others to read all previous reviews and judge for themselves the veracity of this reviewers' comments.

We recently spent a week in November at this Villa which is situated in a quiet neighbourhood. Within easy driving distance there are several restaurants and shops and it is relatively close to most of the attractions. The villa was lovely on first inspection; clean and well presented with the outside patio and pool backing onto a grassed area. It was very spacious for our needs with the 4 bedrooms and 2 bathrooms. There was plenty of dresser and closet space. Once we started to settle in we discovered a number of issues with the property that caused us quite a bit of trouble during our stay Firstly, the telephone, internet and television were not working on our arrival. This was quite an issue for us as we arrived from overseas and could not contact family back home. Without internet access, we were unable to save costs by making advance online bookings for the attractions we were planning to visit. Also, we could not contact the management company by phone to report the problem. We tried the residents community centre which had PCs for use but they were locked and there was no one available to help. To phone the management company and e-mail the property owner, we had to resort to using our mobile phones which incurred expensive overseas roaming and data charges. John W did respond to advise that he had also contacted the property management company on our behalf. We arrived on a Sunday but the issue was only finally fully resolved on the Wednesday, when a representative from the management company attended the property. There were a number of cleanliness and maintenance issues with the villa which we raised with the representative from the management company. - The coffee maker had a used filter with coffee grounds left in it, resulting in a disgusting growth of mould in the filter basket. We had to thoroughly disinfect this before we could use it. The management company apologised. - The refrigerator was equipped with a water and ice dispenser, neither worked and the water filter inside the refrigerator has not been replaced since 2012 according to the label. The management company advised that the refrigerator was the responsibility of the owner. - There was an electric kettle that looked like it had been put on the stove top and the bottom had melted resulting in it no longer working, let alone being extremely unsafe. The management company took the kettle away. - The dishes and cookware were not clean with bits of food still on the cookware requiring washing before use. - There was a instruction booklet giving a long list of do's and don't. This included the location of a first aid kit and the need to ensure that any stock used was replaced. However, we could not find the first aid kit. The management company did not respond to this matter. - None of the clocks in the villa were set to the correct time. Although the time had recently reverted to Eastern standard time this did not account for the totally incorrect time on the kitchen wall clock. The clock on the patio had a dead battery and the management company supplied a replacement. However, we then discovered that the patio clock is a radio controlled clock and it would only set to Pacific Time and so it was always 3 hours behind Florida's Eastern Time. - Whilst trying to get the television working in the lounge we noted that the batteries in the remote were dead, badly corroded and leaking. The management company supplied more batteries. We also discovered that the array of cables at the back of the TV had been incorrectly connected, and so we had to sort that out too to get the TV working properly. - On our last night, around 2 a.m. one of the smoke detectors started to beep probably indicating a low battery disturbing our sleep for the remainder of the night before our long day's travel home. The villa has high vaulted ceilings and so we could not reach the smoke detector to silence it, and we were reluctant to do so anyway. We left a note for the management company to rectify the problem for the next guests. As mentioned above there was an instruction manual with all the do's and don'ts of the property and this was supplemented with a multitude of laminated signs stuck to the walls, doors, cabinets, windows, refrigerator etc. all around the property. Unfortunately, the signs and the instruction booklet sometimes contradicted each other, and also further contradicted information that had been emailed to us before arrival. This caused some confusion about what we should or should not be doing, and there were many reminders about losing the security deposit for failing to comply with the instructions. For example, you are instructed to take all the patio cushions and put them in the garage upon leaving but they are fastened to the furniture with screws and there is also a very outdated message in the booklet about not drinking the water. We are well travelled people and have stayed in a number of self-catering type accommodations around the world but we have never stayed anywhere with so few consumables supplied. You are provided with two rolls of toilet paper and three bars of hotel type soap bars (this is noted on one of the wall signs). There was also an open pack of coffee filters, one sachet of instant coffee, 5 bags of tea and some bug spray. However, you are instructed to set a load of used towels going in the washing machine on the day of departure but no laundry soap was provided. The unit is not stocked with even the most basic of supplies such as salt, pepper or sugar, so we were perplexed that we also had to buy laundry soap to wash towels on our departure; at the very least laundry soap should be supplied for this purpose. We left behind our surplus tissue, paper towel, dish soap and laundry supplies for use by the next guests. If you are an international traveller, it is highly unlikely that you will be arriving with kitchen and cleaning supplies so be aware that you will need to visit a supermarket on your way to the property, to stock up on everything you need during your stay. We came for a weeks relaxation but these experiences put a cloud over our vacation and we feel unable to recommend the property. Although frustrating, many of the issues were minor and could have been easily remedied before our arrival with a bit more care and attention by the property management company. Perhaps our review would have been very different if this had been the case.

Thank you for your review. I am pleased that you found the villa to be lovely, clean and well presented. I would respond to the points you raise as follows: i) Telephone, internet and tv not working. You arrived on Sunday afternoon. The Monday was a Public Holiday in the US. The Management Company attended and you emailed me and confirmed that the wifi was working on Tuesday. However it went down again. The Management Company again attended and, as it seemed to be an intermitent occurence, to avoid any further problem the router was replaced as soon as practicable. The tvs in all the rooms were working correctly on the day of your arrival, during your stay and after your departure - the cables were NOT incorrectly connected - if you had not interfered with cabling you did not understand perhaps you wouldn't have experienced any problems! The Community Clubhouse is staffed from 9am to 9pm (weekdays) and 9am to 5pm (weekends). If you had attended during these times the staff would have been more than willing and able to assist you. ii) The water filter in the fridge freezer is checked and replaced a necessary. Date stickers are not always attached - it depends on the company attending. iii) The First Aid Kit. My notes state that it is stored in a kitchen drawer, which is where we leave it when in residence. However it can move around and is sometimes in one of the cabinets in a bathroom.In any case it is provided by the owners as a convenience and is not a required item. iv) The clocks were showing incorrect times... Really!!! As you state, you arrived as the US altered to Daylight Saving Time. The outdoor pool deck clock is radio controlled and depends on atmospheric conditions between Colorado (from where the signal emanates) and Florida. As with the first aid kit it is not required provision but I keep it there as it also shows temperature and humidity levels. v) Outdoor furniture covers. These are NOT fastened with screws, but are simple button on plastic tags, which are easily removed - just like buttoning your shirt! The request to put them in the garage is purely as a courtesy to incoming guests in the event of inclement weather. It is simply a request not an instruction! vi) Provisions. The Management Company provide toiletries and basic items, including a sachet of washing powder, for the first couple of days- as is standard with all Management Companies in the area. The clue really is in the SELF-CATERING categorisation. vii) The electric kettle. The one you found in the kitchen cupboard had long since been replaced by the one on the worksurface. The old one had been put on the stove by a previous guest and the plastic feet melted. As it did still work it was placed at the back of a kitchen cupboard as an emergency standby if ever needed. However as its very presence so offended your sensibilities it was removed. ix) The used coffee filter left in the coffee maker was an error and oversight by the cleaning company for which both you and I received an apology from the Management Company. Once again thank you for your review and I am, and I am sure future guests will be, pleased to note that (apart from the coffee filter) the only "issues" you raise, which led to such "disappointment" were of such a minor and insignificant nature.

Great stay
Thank you for our wonderful stay. We thoroughly enjoyed the use of your villa, especially the outdoor pool area in which we spent most afternoons and evenings enjoying the sunshine. The villa is peaceful and private and everything we expected. The only offputting aspect was the large number of laminated signs around the villa giving “do’s and don’ts” which we fully understood why they are required but felt they were a bit excessive for seasoned visitors to Florida like ourselves.
