They treat you like you are family!
My husband and I discovered this gem on our honeymoon. We took a few friends with us, and we all absolutely fell in love with the condos and the staff! The rooms are very comfortable and stocked with everything you need. The beach has perfect white sand and great snorkeling. Two ladies offer massages to the right of the condos on the beach and the price is right. They serve food and it is delicious, or you can cook your own meal.There is a bar next door, cheap beer, but the food is better at the condo. It is a short cab ride to downtown Akumal or you can catch a collectivo. We enjoyed eating at the Turtle Cafe, La Lunita, Lol-Ha and La Buena Vida. We have stayed there twice now and are going back again in June. I can't wait! We will always choose the Villas DeRosa when we visit Akumal.

Everything you could want right on a world-class beach!
The owners and staff of this quaint little hotel on the beach in Akumal will treat you like family and make sure that all of your needs are attended to. The rooms are nice. fresh and cold water is available and replenishable. Everyone goes out of their way to make sure you're enjoying yourself. The snorkeling is right off the beach. The beach is gorgeous. The food is amazing, When my wife and I thought we had lost the key to our rental car the office manager, Noel and one of the owners, Tony were right there helping us out after simply recognizing the distressed looks on our faces. When we wanted to order a delicious home-cooked meal out of the kitchen the cook Carlos and crew delivered the best quality food with presentation and quantity to match. Mayan ruins and Cenotes abound in the area in numbers too great to even visit them all on an average vacation. If you're interested in diving the Cenotes or the ocean they've got classes and certification right there too. This place seriously has it all and it's practically a hidden gem.

AC ONLY IN THE BEDROOM!
I pride myself on thoroughly researching our accommodations since we have such limited vacation time together, so I was extremely disappointed when we arrived and discovered there was only AC in the small bedroom. This needs to be explicitly stated on the description of the condo- the heat and humidity in July are brutal, and I never would have considered staying anywhere that does not have central AC. That being said, the location is exquisite, white sand and turquoise waters. We have vacationed in the area at least 7 times and love the snorkeling and beaches. The restaurant/bar are convenient, but overpriced ($38 for 3 taco plates, margaritas at $8 each), so we mainly ate out. Highly recommend Turtle Bay Cafe and La Buena Vida. Must compliment our housekeeper, Doly, who rocks towel creatures and catered to our every need. Thank you! I would only recommend this small resort during a cooler, less humid time of year...

Only 1 step to the sand & 50 steps to the sea!
After the long plane ride, we relaxed instantly the first time we stepped off the patio onto the soft, white sand beach! Snorkling, kayaking and swimming in front of the Villas was perfect. We traveled with our young-adult children and their significant others over Christmas 2014. Each of the 3 bedrooms had its own bathroom with shower and separate outside entrance, giving everybody privacy. We used our rental car daily to visit the sites & activities, of which there are many within a short distance. Selva Maya rocks! There's a cute little beach bar next to Villas (closes at 8pm so no noise). No other commercial development in the immediate area so it is a peaceful get-away. The staff is friendly and helpful. The website says that there is a restaurant on the roof at the Villas, but that apparently hasn't been the case for many years. The view from the roof is spectacular, however. The Villas still has a kitchen and a cook and we ordered several good meals and snacks. The kitchen in the condo was fully functional, too. And the dining room table comfortably fit 6 for meals and family games. We loved our stay at Villas DeRosa

Perfect beachfront spot
Villas De Rosa is a small, family owned condo complex that is right on a gorgeous stretch of beach. The location could not be more perfect. The units are spacious and well equipped - open kitchen, dining room and living room leading to a spacious open patio directly on the beach. The family who runs Villa De Rosa is extremely helpful and full of all kinds of inside information about the area. They spent a lot of time with us and mapped out daily snorkeling trips, gave us good restaurant tips, etc. Because we booked pretty last minute, we had to change units midweek (we knew this before we went) and they gave us a dinner as compensation. This is typical of their lovely approach to guests. The units are very clean and the entire unit and the patio area are cleaned daily - it was impressive. There is also a beach bar that has some of the best food we ate on the vacation. This is a real plus! It does have a couple of quirks which were not a problem for us. First, the bedrooms are arranged railroad style, so you either have to go through one to get to the other, or you have to go out to the main hall from the back bedroom to enter the common area of the unit. Also, small maintenance issues such as a torn screen could be better attended to. However, these were very small issues and would not detract from us highly recommending this condo complex or from staying there again.

Excellente situation, comme à la maison
nous avons séjourné 12 nuits dans un appartement d'une chambre face à la mer. Nous en gardons un excellent souvenir. L'appartement est très spacieux, très lumineux, également avec une vue magnifique depuis la terrasse privée. Climatisation + ventilo au plafond dans la chambre, ventilo au plafond dans la pièce principale. Wifi gratuit. Literie, grande et confortable. Cuisine équipée, micro ondes, frigo, cafetière, gazinière grille pain...bref il ne vous manque rien, vous êtes comme à la maison!! bonbonne d'eau de 20 litres à disposition dans l'appartement, passage quotidien d'une femme de ménage pour entretenir l'appartement. La plage est calme, mer un peu agitée lors de notre passage, pensez à prendre des petites chaussures pour vous baigner afin de vous protéger des cailloux lors de vos baignades. Sinon, à 5 minutes en voiture il y a la plage d'akumal, très très calme, surtout mieux adaptée si vous avez des enfants en bas ages. Petit plus, la plage est très appréciée des tortues de mer pour la ponte entre mai et octobre, alors avec un peu de chance vous pourrez comme nous en voir une en pleine action. Enfin, je pense qu'une voiture est indispensable pour pouvoir vous déplacer librement vers les différents lieux à visiter. Et pouvoir aller faire les courses, car Chedraoui est à 15minutes, mais vous trouvez pas tout, et Wallmart à 35 minutes, là vous trouverez quasiment tout. Je recommande fortement cette location, bien entretenue, avec le présence dans le lobby de Rebecca qui est d'ailleurs très aimable. nous y retournerons avec un grand plaisir.

Perfect Oasis
We had a beautiful view of the ocean. It was a nice location and safe to let the kids run around freely. The kitchen came equipped with everything needed to prepare and cook all our meals. We couldn't get alot of channels on the tv but who needs it with such a view and snorkeling right out in front of our condo. We had a great time with the kayakes though the oars were in pretty sorry shape :( Whenever we had a question, needed help or advice Wayne Or Tony were never far away. Also, the bar/restaurant was alot of fun to have so close and it was never too loud, great music played via Sirius radio. Car is recommended for sightseeing, shopping, various restaurants. Great place overall !!

I recently returned from the Riviera Maya and my 6th year stay at Villas DeRosa Resort. In my reasonably priced dive package they included: airport transfers, a comfortable and clean ocean front condo, and an abundance of good food, transportation to the dive sites and some great dive guides. The common areas, pool and beach are safe and clean. The staff is friendly, flexible and willing to help. Planning year #7. dhw

Best Mexican Experience Ever
This is honestly one of the best, if not the best, experience I have had in Mexico. Having driven down the entire pacific coast on numerous occasions, staying at Villas DeRosas blew any other restort out of the water. The beach right outside of our door was beautiful and the water was perfect. The beach is home to wildlife from the jungle and from the ocean. Getting to see around 80 sea turtles hatch was the highlight of the trip. We also got to encounter a sea turtle laying her eggs literally right outside of our porch. The dive shop was full of great people and caters to everyones individual levels of diving experience. Courses from Discover Scuba to Cenote diving are all available and taught by great tour guides. I'm ready to go back, and probably will be as soon as I can. 5 stars all around.

Family-Run: Great for Cenotes Diving and/or Relaxing
My girlfriend and I did not stay overnight at this hotel, but used them for our Cenotes dive trip. We stayed in Cozumel, and took the ferry over for the day to dive the Cenotes. Aquatech was very professional and family-oriented. After our dives, we had lunch at the hotel and relaxed on the beach. Tony, the manager, was extremely friendly. He even gave us a ride back to the Playa Del Carmen ferry later that day. We got such a good vibe from our 1 day with aquatech that we are planning on staying there for a week. Whether going on a Cenotes dive, or staying for a week, I highly recommend aquatech.
